Clean & Check

Will replace the 1" throwaway filter or clean the existing one each visit. We will also check:

  • Thermostat
  • Indoor blower belt
  • Drain line
  • Refrigerant level
  • Add oil to both blowers

HVAC Maintenance Plan

Cooling PTU

All steps included from the clean and check plus:

  • Cycle the complete system (air conditioning and heating, as well as fan operation).
  • Clean and level the thermostat.
  • Replace up to one standard 1” throwaway filter, or clean one permanent filter per system.
  • Remove and clean the indoor blower assembly, including the blower wheel on the indoor unit.
  • Remove and clean the indoor blower motor on the indoor unit.
  • Lubricate all moving parts on the indoor unit.
  • Test and record all voltages on the indoor blower motor.
  • Test and record all amperages on the indoor blower motor.
  • Test and examine all controls on the indoor unit.
  • Tighten or adjust all belts and pulleys within indoor or outdoor units.
  • Examine and tighten all electrical connections within the indoor unit.
  • Examine and clean the indoor evaporator coil (if accessible).
  • Clean and treat condensate drain line from indoor coil to main drain line (only to wall or floor).
  • Clean and treat condensate pump if part of the cooling drain system.
  • Clean and apply a protective coating to the indoor cabinet of the indoor unit.
  • Examine duct condition (if accessible).
  • Test and record indoor air temperature.
  • Test and record indoor temperature drop in cooling mode.
  • Test and record refrigerant pressures (low and high sides).
  • Monitor refrigerant charge on refrigerant system.
  • Test and record superheat on the refrigerant system.
  • Test and record sub-cooling on the refrigerant system.
  • Clean outdoor condenser coil on the outdoor unit.
  • Remove any trash or debris from the outdoor unit.
  • Clean and apply a protective coating to the cabinet of the outdoor unit.
  • Examine and tighten all electrical connections on the outdoor unit.
  • Examine and test all controls on the outdoor unit.
  • Test safety controls on the outdoor unit.
  • Test and clean outdoor fan motor.
  • Test and record all voltages on the outdoor unit (fan motor and compressor).
  • Test and record all amperages on the outdoor unit (fan motor and compressor).
  • Lubricate all moving parts on the outdoor unit.
  • Replace any missing screws on indoor or outdoor units.
  • Visually inspect indoor and outdoor coils and copper tubing for refrigerant leaks.
  • Examine and tighten all electrical connections on the disconnect of the outdoor unit.

Heating PTU

All steps included from the clean and check plus:

  1. Cycle the complete system (air conditioning and heating, as well as fan operation).
  2. Clean and level the thermostat – calibrate, adjust, and record heat anticipator setting.
  3. Replace up to one standard 1” throwaway filter, or clean one permanent filter per system.
  4. Remove & clean the indoor blower assembly, including the blower wheel on the indoor unit.
  5. Remove and clean the indoor blower motor on the indoor unit.
  6. Lubricate all moving parts on the indoor unit.
  7. Test and record all voltages on the indoor blower motor.
  8. Test and record all amperages on the indoor blower motor.
  9. Test and examine all controls on the indoor unit.
  10. Tighten or adjust all belts and pulleys within the indoor unit.
  11. Test and record voltages on electric heat strips.
  12. Test and record amperages on electric heat strips.
  13. Clean and adjust burner assembly.
  14. Test and clean ignition assembly.
  15. Clean the heat exchanger and examine for possible cracks.
  16. Test and record gas pressures at the indoor furnace.
  17. Leak test for gas leaks at furnace gas piping connections.
  18. Monitor flue draft on the gas furnace.
  19. Examine and tighten all electrical connections within the indoor unit.
  20. Clean and apply a protective coating to the indoor cabinet of the indoor unit.
  21. Examine duct condition (if accessible).
  22. Test and record indoor air temperature.
  23. Test and record indoor temperature rise in heating mode.
  24. Remove any trash or debris from the indoor unit.
  25. Replace any missing screws on the indoor unit.
  26. Examine and clean the indoor evaporator coil (if accessible) if the unit is a heat pump system.
  27. Clean and treat condensate drain line from indoor coil to main drain line (only to wall or floor) – if the unit is a heat pump system.
  28. Clean and treat condensate pump (if part of the cooling drain system) if the unit is a heat pump.
  29. Test and record refrigerant pressures (low and high side) if the unit is a heat pump system.
  30. Clean the outdoor condenser coil on the outdoor unit if the unit is a heat pump system.
  31. Remove any trash or debris from the outdoor unit if the unit is a heat pump system.
  32. Clean and apply a protective coating to the outdoor unit cabinet if it is a heat pump system.
  33. Examine and tighten all electrical connections on the outdoor unit if it is a heat pump system.
  34. Examine and test all outdoor controls on the outdoor unit if it is a heat pump system.
